Units 1 – 4 in block A are speculative built for sale or rent depending upon the economic climate. The units are left empty with no internal fit out. Mains water, electric and telephone services have been installed. Electric meters are required to be installed upon occupation.
Units 5 – 8 in block B and units 9 – 12 in block C have been constructed to bespoke end user specifications. Each unit has an amenity area which consists generally of office, welfare and toilet facilities. The amenity areas are insulated to reduce energy consumption.
All of the blocks are constructed on reinforced concrete strip and pad foundations with the cast insitu reinforced concrete floor slab acting as a tie to the foundations.
The structure of the blocks is a structural steel portal frame with composite insulated steel sheet cladding to the roof and walls. Roof lights are installed to provide natural lighting thus reducing energy consumption from lighting.
Insulated sectional doors are installed in all units to provide vehicular access. Insulated steel fire escape doors are provided as a means of escape. The primary entrance door has a powered disabled access mechanism for opening and closing the door to ensure compliance with DDA.
In units 5 – 12 a flood refuge has been created at first floor level. All of the units have been pressure tested to ensure minimal air leakage and thus reduce energy consumption.
The surface water drainage is filtered through a petrol interceptor prior to discharging by gravity in to the public surface water sewer. The roof drainage bypasses the petrol interceptor. The foul water drainage flows to a pumping chamber which rises the sewage to the level of the public foul water sewer. The petrol interceptor alarm point is in unit 5. Unit 5 also provides via a landlords meter the power for the foul pumping chamber and the central lighting columns between blocks B & C. The external lighting mounted on the units is powered from the individual units. The external lighting for units 1 – 4 is supplied from each individual unit.
