This further work for our existing client came about in unusual circumstances. United Biscuits leased the factory on a full maintenance and repair basis and are due to hand it back to the landlord at the end of August. Prior to doing so United Biscuits have to return the factory to the condition that they received it in. They face large penalties if they are late in handing back the building.
Following on from our proactive cost and site management at the Billingham factory, the United Biscuits team asked if we could deliver a competitive price and give completion certainty. They already had prices that appeared high and without that all important commitment to time. Priced by John Leitch and programmed by Sean Hunter, we delivered a series of proposals that led to our appointment as Principal Contractor and additionally we have taken on board the CDM role.
As with Billingham, negotiations have taken place on an open book basis, using the YORbuild management fee %. Providing United Biscuits with this auditable trail gives the assurance that they continue to receive best value, hopefully leading to more work for us.
At £537k, on an NEC Option C over 11 weeks from 13th June 2011, work entails a full strip out of offices and factory (4000 m2) and reinstatement with new finishes throughout. All m and e has to be reinstated to the original condition and tested on completion. Major repairs to the external cladding and roof are included, along with repainting of same – for some inexplicable reason, the cladding has been painted internally and externally over the years.
Driving this Herculean challenge on site is Duncan Wilson Site Manager and Conor Gallagher QS.
Success on the project will maintain our reputation as the people that achieve the seemingly impossible – no pressure then Duncan! - and further enhance our involvement with United Biscuits.
